Real Estate Investing Skill Acquisition

Real estate investing is not in any list of high school electives. You can’t get an accredited degree in real estate investing. You won’t find a high school or college guidance counselor who recommends a career in real estate investing (if the guidance counselor understood real estate investing, he or she probably wouldn’t be a guidance counselor!)

The public school system and educational curriculum in the U.S. is only a feeble attempt to prepare students to just “get a job.” Unfortunately there is no class in “Making Money 101.” You don’t have the opportunity to take a class in “How to Become Financially Independent.” No teacher ever taught a class in “How to Succeed When Everyone Else is Failing.” I never learned anything about succeeding as an entrepreneur or becoming wealthy during my 10 years in the university classroom. I only became a multi-millionaire when I learned the skills of real estate investing, and I paid the price out-of-pocket and out-of-the-classroom for that education. I learned these skills in the ole University of Hard Knocks through trial-and-error.

Never disparage the cost of education. There ain’t no free lunch. You’ve gotta get this know-how outside of a classroom, and learning how to make money is gonna cost you. But if you think the cost of education is expensive, you should calculate the cost of ignorance!

However, learning real estate investing doesn’t have to cost you an arm and a leg. Yes, I know, the real estate investing TV infomercials and the real estate investing seminars held around the country charge big bucks for those 3-day seminars and week-long Boot Camps. But that’s pocket change compared to the fees they want to collect from you later. Catch this fact: all the real estate investing infomercials and seminars target you as a candidate for “real estate investing coaching.” That’s where they charge you up to $25,000 and over $50,000 per year for “coaching.” And often you are assigned to some kid “still wet behind the ears” to call you each week or month to hold your hand and whisper in your ear what common sense and a persistent drive should already tell you! I’m not exaggerating the real estate investing educational system, because I know it inside and out. I personally know many of the so-called “gurus.” I’ve been close to it for 25 years. My opinion is that the fees charged are exorbitant because the promoters have found deep pockets in the marketplace.

When I started my real estate investing career 25 years ago, real estate investing TV infomercials were unknown and real estate investing seminars were extremely rare. Back then, Mark Haroldsen followed an emerging trend started by Al Lowry and Nick Nickerson by holding occasional real estate investing seminars across the country. Later Robert Allen expanded the industry. Robert Allen promoted real estate investing conventions in the major cities across the U.S. He found a market for costly real estate investing packages of information with cassette tapes and note books. TV infomercials, expensive seminars, and outlandish coaching fees followed in subsequent years. Would-be real estate investing aspirants today who want more than an inadequate salary from a job in Dullsville often conclude that they have to “pay through the nose” for real estate investing know-how.

However, through diligent searching, these wanna-bees often find that this education in real estate investing is more readily obtained from other sources than they previously imagined.

Real estate investing is probably one of the most easily learned skills never taught in school. Real estate investing is probably one of the most prolific careers available on Planet Earth. Because families now live in houses instead of caves, houses available for fix up are everywhere. And probably nothing contributes to upgrading the deplorable housing conditions across America comparable to real estate investing in fix up properties.

The entrepreneur-minded aspirant who discovers the real estate investing industry often catches a vision of life-beyond-a-job. Books and online courses offer an alternative to expensive seminars and coaching.

Options For Real Estate Education For the Astute Investor

Unfortunately today there are many people who seem to think that getting involved in real estate investing means that they simply purchase a home and then sell it trying to make a good profit. This is not the case. You need a good real estate education if you are truly going to become a savvy investor. People who make any money at all without a good real estate education really are merely lucky and sooner or later they’ll end up dealing with problems that will show how shallow their investing knowledge really is. A good education in investing can really help you to avoid a lot of problems in the future.

Although it used to be a bit easier to invest in investment properties, it’s quite a bit harder now. It’s more difficult to find great properties, especially with the people who want to just make a quick buck. It’s important that you get the real estate education that can help you find great properties so you can be sure that you make money on the investment. Of course home inspections come along as well, and a good education can help you to determine if the home is really a great buy and you’ll learn how to deal with home inspections.

Often there are people who get started in real estate investing and they get so excited that they forget about a great education and about looking into repairs that are needed, and then they end up losing money in the long run. You’ll also find that financing can be difficult to find without a good education as well, and you need to really know what you are doing if you are going to borrow money to invest with. So, as you can see, it is imperative that you get a great real estate investment education if you want to make the most of your investments. Otherwise you’ll end up dealing with problems, wasting your own time, and wasting your own money as well, which can be a very painful lesson.

There is no excuse for not having a good landlording education behind you, since there are so many different options available where you can get excellent information. Here are just a few of the budding landlord options that you have to learn more about purchasing real estate and selling it for a profit.

Option #1 – Real Estate Seminars – First of all, you have seminars, which are a great option for education that will help you learn more about property investing, how it works, and how to invest wisely. Usually you’ll find that there are seminars all around the country, so finding one near you should not be difficult. Some of them may cost you, but they are great investments and you’ll even find that there are other seminars that won’t cost you a cent.

Option #2 -Courses – courses are another great option when you need a good education. You can take courses at a community college and some colleges may offer online classes that you can take as well. They will provide you with a great base in real estate so that you are able to go out and have the education needed to become a savvy investor that can really make a great profit from your investments.

Option #3 – Online Investing – Online investing sites can be found as well. Some have great information available and others will have teaching tools that will help you to learn how to make the right real estate investing choices. These are great options for you if you don’t have the time or money to actually take courses in real estate.

Option #4 – Forums – All you have to do is look online and you’ll find that there are many great forums out there that cater to people who are interested in investing. These forums are full of people who have already become successful investors in the investment property market. You can read through topics, ask questions, and read responses that will help you learn even more about real estate investing. Getting involved in a forum can help you to find successful investors that are willing to share tricks of the trade that will educate you and help you to become successful yourself in the real estate investing business.

Option #5 – Mentor – Finding a good mentor can be a great education in itself. You’ll find that there are many successful investors out there that are willing to mentor other investors who want to learn. Some of the best education in this market can come from mentors that help you along the way as you start out in the landlording business.

Option #6 – Actually Purchasing a property – Of course once you get other forms of education, you’ll find that purchasing homes, duplexes or apartments and going through the investing process will teach you a lot. While you can get a lot of great education that will help you to become a successful investor, you’ll also find that purchasing real estate yourself will teach you practical lessons that you won’t ever forget.
